How to Clean Mold Safely: PPE and the 10 sq ft Line
A guy in a t-shirt goes after a dark patch of basement drywall with a wire brush — dry, no mask, a box fan behind him pointed at the open stairwell. In the window light you can see what the brush is doing: a fine haze lifting off the wall, drifting past him into the house. The stain will be gone in ten minutes. What used to be on the wall is now on the joists and in the return duct. That fan is doing more damage than the mold did.
Why dry cleaning is the mistake, and what the mask is for
Mold on a wall is not doing much — a colony on a food source, shedding spores at a slow background rate. Attack it dry with a wire brush, a sanding block or a shop vac without a HEPA filter, and a stationary patch becomes an airborne one in seconds. That is why EPA's guidance leads with containment and dust suppression, not with a product.
Particle size is what the respirator has to match. Most spores land in the 2–10 micron range, but fragments broken off by a brush go well below 1 micron — small enough that a bandana does nothing useful. A NIOSH-approved N-95 filters 95 % of particles at the hardest-to-catch size of 0.3 micron; a P100 filters 99.97 %. That is why EPA names an N-95 as the floor rather than "a dust mask."
Two things break that rating. The seal: a respirator performs as rated only when it sits tight on skin, so facial hair along the sealing surface drops an N-95 toward useless. And chemistry: a particle filter stops particles, not vapor, so it does nothing about bleach fumes, and bleach must never share a surface with an ammonia-based cleaner. The EPA tiers: area, gear, containment

Two details the table hides: goggles must be non-vented, since the safety glasses in the garage drawer let particles in at the top, and gloves need to reach mid-forearm — nitrile, neoprene or PVC for anything stronger than detergent.
Working the job without spreading it
Sequence matters more than product. Fix the water first — cleaning a wall that is still getting wet buys a few weeks. Then shut the room off, tape plastic over the supply and return vents, and set a window fan blowing out, not in.
Mist before you scrub. Water with a little detergent, sprayed on and left a minute, keeps spores stuck to the surface instead of in the air. This step does more for your lungs than any upgrade in mask.
Scrub non-porous, bag porous. Tile, glass, metal, sealed wood, painted concrete — detergent, water, stiff brush, wipe, dry. Drywall, carpet padding, ceiling tile and insulation that stayed wet do not get cleaned; the growth is inside the material. HEPA-vacuum, do not sweep. A standard shop vac takes particles in one end and sprays the fine fraction out the other. A HEPA unit holds 99.97 % at 0.3 micron — $150–400 to own, less for a day's rental.
Then dry it, and check the number. EPA's threshold is drying wet material within 24–48 hours. After that, humidity keeps the patch from returning: hold 30–50 %RH, treat anything sustained above 60 %RH as the real problem, and let a $15 hygrometer tell you which you have.
Common mistakes
- Sanding or wire-brushing dry. The fastest way to move a contained patch into the rest of the house. Mist first, even on a spot the size of a playing card.
- Running a fan or the HVAC during cleanup. Air moving toward living space distributes what you loosen. Block the vents, shut the door, exhaust out a window.
- Trusting a surgical or cloth mask. Neither is rated for this particle size and neither seals. EPA names an N-95 as the floor for the smallest job for a reason.
- Painting over it. Mold-resistant paint over live growth or trapped moisture fails within a season; EPA says plainly not to paint or caulk moldy surfaces.

For a small contained job with the door shut and the room exhausting out a window, no. In the 10–100 square foot band, keep others out of the work area and adjoining rooms until HEPA vacuuming is done and surfaces are dry. Anyone with a health concern should stay away — that question belongs with their doctor, not with us.
What should I clean mold with — bleach, vinegar or detergent?
EPA's home guidance is detergent and water on hard surfaces, because removal beats disinfection — dead growth still has to come off.
